It reaches landlords, sellers, lenders, insurers, and advertisers, and requires reasonable accommodations and accessible design in newer multifamily housing. The Supreme Court confirmed in 2015 that disparate impact claims are available under the Act. Enforcement runs through HUD, the Justice Department, and private suits.
